How the Right Strategy Turned 174 Aspen Meadow Lane Into a Successful Full-Price Sale

When 174 Aspen Meadow Lane first came to market, it was listed at $890,000.

Over the next several months, the price was reduced to $874,990 and then again to $859,990. Despite approximately 137 days of market exposure, the property did not sell.

The home was not the problem.

When Dolby Haas Real Estate took over the listing, we did not simply change the broker’s name in the MLS, reuse the previous approach, and hope for a better outcome. Hope is not a marketing plan.

We studied the listing history, evaluated current competition, reviewed buyer behavior, and determined where the property would realistically attract serious demand.

We then repositioned and relaunched the home at $800,000.

The Market Had Already Spoken

A home can receive plenty of online exposure and still be poorly positioned.

The previous listing remained on the market for months while undergoing gradual price reductions. That approach often creates the opposite of urgency. Buyers see the extended market time, watch the price continue to fall, and begin waiting for the next reduction.
